Selling Tips

Other people's mess always looks worse than your own.  From the moment prospects arrive they are making an internal commentary on everything they see.  Gardens and lawns should be kept clean, toys and garden tools stored away and unnecessary clutter should be removed.  Neat, well ordered cupboards, robes and pantry show that space is ample.

First Impressions

Your home should be kept neat and tidy during the period of inspections, this ensures a welcoming feeling for all prospective purchasers. The home should create an inviting atmosphere by ensuring the arrangement of furniture is in a comfortable position. Utilise fresh flowers, indoor plants or paintings as they always brighten up a home.

A Tidy Home For Inspection

Make sure all minor repairs are completed as this can make a big difference.  Sticking doors and windows, loose doorknobs, faulty plumbing or peeling paint may affect your sale.

Little Things Count

It is imperative to let plenty of light into your home. Nothing improves atmosphere more than brightness. On a dull day it is advisable to switch lights on prior to the arrival of prospective purchasers.

Let The Sun Shine In

A warm, comfortably heated home on cold days adds a feeling of cosiness. On a hot day don’t forget to turn on the air conditioning or fan (or simply let the breeze flow through).

Neither Hot or Cold

Avoid having too many people present during inspections. At Peter James Realty our experienced sales professionals know the buyer's requirements and can better emphasise the features of your home to prospective purchasers.

Take a Back Seat

When preparing your home for inspections you need to ensure it is smelling both fresh and clean.  Room deodorisers, a bowl of pot pouri and opening windows will all help.   If you have pets it is a good idea to ensure they are preferably kept out of the home.  Any home will be enhanced by fresh flowers or freshly brewed coffee.
